Player homes play a crucial role in addressing this need. Skyrim offers a diverse selection of player houses that cater to various player preferences. While most player houses are pre-built and located within cities, there are a few exceptions that allow players to construct their own homes. For those aspiring to become Thanes or aiming for completion, here is a comprehensive guide to all of Skyrim's player houses and their acquisition methods. Please note that this guide focuses solely on player homes associated with Holds, and does not include houses tied to factions, spouses, or remote shacks.

How Many Player Houses Are In Skyrim?

Skyrim offers a total of nine distinct player houses that can be customized according to your preferences. Among these nine houses, six are already constructed and ready for use, while the remaining three are part of Hearthfire's crafting system and are associated with plots of land rather than specific cities. Each of the non-Hearthfire houses can be directly purchased from either a Jarl or their steward.

Breezehome is most likely the first home you will buy during your playthrough. Situated in Whiterun, this home can be acquired after completing the "Bleak Falls Barrow" quest. Considering it is one of the initial quests you receive, this requirement is relatively easy to fulfill.

After Farengar acquires the Dragonstone Tablet, the Jarl will grant you permission to buy Breezehome from Proventus Avenicci for 5,000 Gold. Breezehome can be enhanced by purchasing an alchemy lab and furnishings for the different rooms. Acquiring all the upgrades amounts to 1,800 Gold, resulting in a total investment of 6,800 Gold for Breezehome.

Hjerim (Windhelm)

Hjerim is the player home in Windhelm, but it is initially inaccessible and requires the completion of two quests. To purchase Hjerim from Windhelm's steward, you must first conclude the Civil War questline and finish the "Blood on the Ice" quest. Only after completing these quests will the steward make Hjerim available for sale.

Once you fulfill both of those requirements, you can buy Hjerim for 12,000 Gold, although there is a known bug that reduces the price to 8,000 Gold. Upgrading this house will cost a total of 10,250 Gold, which covers decorations for each room, alchemy and enchanting tables, as well as a small fee for cleaning up the mess associated with the "Blood on the Ice" quest.

Honeyside (Riften)

In order to acquire Honeyside, the player home in Riften, you must intervene in an underground Skooma operation within the city and assist five NPCs residing in Riften. The "Skooma Trade" quest is a miscellaneous task that involves exposing and putting an end to a Skooma drug operation. It is relatively straightforward to complete.

Initiate this quest by speaking with Wujeeta, who can be found near the docks of Riften.

After successfully completing the "Skooma Trade" quest, speak to the Jarl. He will request that you improve your reputation by assisting the common folk of Riften. Accomplish five miscellaneous tasks within Riften and then converse with the Jarl's steward. At this point, you should be able to purchase Honeyside for 8,000 Gold. Honeyside can be enhanced with additional upgrades, which amount to a total cost of 4,300 Gold.

To obtain Honeyside at a reduced price, engage in a conversation with Anuriel and ensure you have a minimum of 5,000 Gold. Proceed to purchase the house from her.

Proudspire Manor (Solitude)

Solitude's Proudspire Manor is inaccessible initially and requires the completion of two distinct quests. Both "The Man Who Cried Wolf" and "Elisif's Tribute" must be finished before Falk Firebeard will offer to sell the house to you.

Proudspire Manor has a price tag of 25,000 Gold, and unfortunately, there are no available means to reduce its cost. Additionally, upgrading the manor requires an additional investment of 11,000 Gold. Despite the hefty expense, this house provides valuable amenities such as an enchanting table, an alchemy station, a children's room, as well as numerous mannequins and weapon racks for item storage.

Severin Manor (Raven Rock)

Severin Manor is the player home located in Raven Rock, on the island of Solstheim. It is the only player home in the game that is entirely free of charge. To acquire this house, you must complete the "Served Cold" quest. This quest is part of a longer quest chain that includes the prerequisites of finishing the "March of the Dead" and "The Final Descent" quests before "Served Cold" becomes accessible.

Completing the mentioned quest chain will grant you ownership of Severin Manor. This particular house does not offer any upgrades for purchase as it already comes with basic storage and crafting benches pre-installed. Additionally, the home includes a smeltery, an alchemy station, and an enchanting table for your convenience.

Vlindrel Hall (Markarth)

Vlindrel Hall in Markarth can be acquired through various methods that are relatively straightforward. You have the option to fulfill three "requests" for Jarl Igmund, one of which involves assisting five NPCs in Markarth. Alternatively, you can give control of Markarth to the Imperials during the main quest "Season Unending" to change the Jarl, or complete the "Liberation of Skyrim" quest.

For those seeking a quick acquisition of the house, assisting the Jarl will be the fastest option.

Irrespective of the method you choose, Vlindrel Hall can be bought from the Jarl's steward for 8,000 Gold. Upgrades for the house come at a cost of 3,900 Gold if you opt for a children's room or 4,200 Gold if you decide to replace the room with an alchemy lab.

Heljarchen Hall (The Pale)

After accomplishing the aforementioned objectives, have a conversation with Skald the Elder. If the Imperial Legion controls Dawnstar, Brina Merils will be the one to sell you the plot of land. Both characters offer the plot of land for 5,000 Gold. It is important to note that this is solely a plot of land, and you will need to construct the house yourself.

Lakeview Manor (Falkreath)

The Jarl of Falkreath offers Lakeview Manor, a plot of land located a short distance from the Guardian Stones. Acquiring this property is subject to various conditions that depend on your reputation with Falkreath and the current Jarl. Here are a few methods by which you can obtain this plot of land:

  1. Become Thane of Falkreath.
  2. If you are under level nine, complete the "Rare Gifts" and "Kill the Bandit Leader" quests for the Jarl.
  3. If you are not a Thane, complete the "Kill the Bandit Leader" quest.
  4. Instill Dengeir of Stuhn as Falkreath's Jarl. This can be done by giving Falkreath to the Stormcloaks in the "Season Unending" quest or by taking over Falkreath for the Stormcloaks during the Civil War questline.

Regardless of the specific choice you make, fulfilling any of those requirements will make Lakeview Manor available for purchase at a cost of 5,000 Gold. As is the case with all of Hearthfire's houses, you will need to construct the house yourself.

Windstad Manor (Hjaalmarch)

Windstad Manor is situated in Hjaalmarch, the same Hold where Morthal is located. To acquire Windstad Manor, you need to complete the "Laid to Rest" quest for the Jarl.

The steward of Morthal will sell you the plot of land for 5,000 Gold. Similar to Lakeview Manor and Heljarchen Hall, you will need to construct the house from the ground up.
